RICS LEVEL 3 BUILDING SURVEYS
A RICS Level 3 Building Survey is the highest level of survey product that the RICS offers, also sometimes known as a “full” survey or a “full structural” survey.
Our bespoke Level 3 Building Surveys are tailored to each property, unlike other products on the market that are often completed via drop-down menus in their report software. We will provide a comprehensive assessment of the structure and condition of the property. The surveyor will thoroughly inspect the structure and grounds for any potential defects, their cause and how they can be resolved. Every element of the building is methodically analysed in the report, allowing you to have a thorough understanding of what you are buying.
The report will focus on the structure and its condition, ongoing maintenance/repairs, safety, sustainability, fire safety and comment upon anything that does not comply with current building regulations. Our surveys also include a damp check using the latest meters. We can flag up any issues that might impact you, especially if work is needed.
How do I know if I need a Level 3 Building Survey?
Industry guidelines recommend that Level 3 Surveys are more suited for properties:
Older styled houses (over 50 years old)
Are listed or within a conservation area
In poor condition or have undergone extensive building work or renovations
Are made of unconventional materials (such as timber of has a thatch roof).
However, if you have a newer property and still wish to have a more in-depth survey then this is suitable too!
What does the Level 3 Survey include?
Although this is a visual inspection only, all elements of the building and surrounding areas will be observed, described and thoroughly analysed.
From our report, we will compile a list of recommendations and observations for yourself and your legal advisors, whom we are happy to consult with if need be. We will also include high resolution photographs, either within the report or provided via a downloadable link for you to keep for your records.
All of our Surveyors have had training on planning and development and have building control knowledge, so we would also be happy to comment on the possibility of extending/developing, if necessary.
