An example includes us advising an owner to not precede with a backyard dwelling house development. This is due to the cost of the construction exceeding the diminution in value of the current house and extending that house would be profitable instead.
An interesting appeal case was a new dwelling house formed on the side of a 1930s semi, using a 30 year garage extension. We subsequently gave development, technical and party wall advice to the developers to maximise the existing buildings let ability.
